What is a Property Evaluation?

A Property Evaluation is commonly referred to as a CMA (Comparable Market Analysis). The purpose of a CMA is to provide you with a snapshot of the market conditions as they currently exist. This would include looking at at least three recently sold properties and three currently listed properties which most closely resemble your property. Our market being as diverse as it is makes this a skill that requires a REALTOR® with years of experience and intimate knowledge about the comparables to determine what adjustments need to be made to these sales to equate them to your home. Ross does all the CMA’s for “The Newhouse Connection” as he has over 30 years of experience including 20 years here in Invermere.

We offer this service to our listing clients free of charge as part of our full listing services however, should you choose to list your property through us on our new "You List" there is an upfront fee for this service which can later be refunded. (see Changes to the MLS)

How accurate is a property evaluation?

CMA’s are an opinion of value and as such can and will vary widely in a diverse but small market such as ours. If you are in a large city and are comparing homes in a specific neighbourhood with the same floor plans it can be very accurate. Other than condos in the same project this scenario does not occur here as all homes are custom built and with very few comparables we usually have to use properties from outside the specific neighbourhood. This is why it is important to work with a REALTOR® who has the necessary experience to provide this most important piece of the sales and marketing process.
